F2F Sevan’s preferred approach is a transparent “cost plus” contract model, rather than a traditional fixed bid. This means you pay for the actual costs of construction—such as labor, materials, and subcontractors—plus a clearly defined fee for our overhead and profit.
Throughout the project, you’ll have full visibility into all project costs, with detailed documentation and open communication at every step.

The contract phase formalizes your project’s path forward. This is when commitments are made—often starting with a Letter of Intent—followed by a detailed design and construction contract that outlines scope, responsibilities, and timelines, ensuring everyone is aligned before work begins.
Phase III: Design
The design phase turns ideas into actionable plans. This stage includes selecting an architect, developing detailed plans and specifications, exploring value engineering options, and kickstarting the permitting process to keep your project on track.
