Frequently Asked Questions

New Construction Concerns After a Fire

Yes. We focus on fire-resistant and non-combustible materials to help protect your home from wildfires and support better insurance options.
We use:
  • Class A fire-rated metal roofing and siding

  • Plaster or stucco exteriors

  • Treated or engineered wood

  • Porcelain cladding

  • Concrete foundations

We also add features like ember-resistant vents, sealed building envelopes, dual-pane tempered windows, and fire-rated exterior doors.

Yes. We use engineered or specially treated wood, paired with non-combustible finishes and fire-rated assemblies for extra protection.

Yes, you can include eaves if they are built with proper fire protection. Modern materials and construction methods make them safe to use.
Flat roofs are built with Class A fire-rated materials, such as metal panels and TPO membranes, to resist embers and heat.
We’ll work with your landscape designer to:
  • Give you property-specific advice

  • Plan defensible space

  • Recommend fire-resistant plants and designs

Often, yes. Many insurers offer better rates and coverage for homes built and landscaped with fire safety in mind.

Rebuilding After the Palisades Fires with F2F Sevan

Yes. F2F Sevan is the same trusted team, now with more resources and support. Brett Harwin, Founder and CEO of F2F, will remain your main point of contact throughout your rebuild.

F2F Sevan’s preferred approach is a transparent “cost plus” contract model, rather than a traditional fixed bid. This means you pay for the actual costs of construction—such as labor, materials, and subcontractors—plus a clearly defined fee for our overhead and profit.

Throughout the project, you’ll have full visibility into all project costs, with detailed documentation and open communication at every step.

Phase I: Concept
The concept phase is where your vision starts to take shape. During this early stage, we explore the possibilities for your project and work through key preconstruction elements—like budget, design intent, and construction methods—to set a strong foundation for everything that follows.
Phase II: Contract

The contract phase formalizes your project’s path forward. This is when commitments are made—often starting with a Letter of Intent—followed by a detailed design and construction contract that outlines scope, responsibilities, and timelines, ensuring everyone is aligned before work begins.

Phase III: Design

The design phase turns ideas into actionable plans. This stage includes selecting an architect, developing detailed plans and specifications, exploring value engineering options, and kickstarting the permitting process to keep your project on track.

Phase IV: Build

The build phase is where your project comes to life. Construction is underway, finishes are selected and installed, and we provide regular progress reports to keep you informed every step of the way.

Phase V: Home
The home phase marks the exciting moment you get to move in and start making the space your own. We’ll take care of any final details with punch lists and ensure everything is perfect, plus provide a warranty to give you peace of mind as you settle in and enjoy your new space.
  • Flexibility:

Adapts to changes in design or scope without the need for contract renegotiation.

  • Transparency:

You see exactly where your money is going, with open-book accounting.

  • Collaboration:

Encourages teamwork and trust, with the shared goal of achieving your vision within your budget.

Fire and Non-Fire Related Construction Challenges

  • Labor Shortages

The high demand for skilled workers following a major disaster often outpaces local supply, sometimes leading to project slowdowns or work stoppages.

  • Material Shortages and Supply Chain Disruptions

Wildfire recovery creates intense competition for essential building materials like lumber, steel, and fire-resistant products. Global supply chain issues, price surges, and tariffs can further delay deliveries.

  • Permitting and Regulatory Delays

Even with expedited processes, the sheer volume of permit applications can overwhelm local agencies. Environmental reviews, updated fire codes, and inspections can add weeks or months to the timeline.

  • Infrastructure Damage

Fires often damage roads, utilities, and local infrastructure, making it difficult to transport materials and access job sites. Utility restoration can also lag behind construction needs.

  • Ground Impacts

After a fire, soil can become water-repellent, erosion-prone, and nutrient-depleted, disrupting drainage, stability, and vegetation regrowth, potentially requiring regrading before construction.

  • Poor Coordination Between Trades

Inefficient handoffs, miscommunication, and scheduling gaps can cascade into significant project delays.

  • Design Changes and Scope Modifications

Changes to plans or finishes after construction starts can require rework, new permits, or additional materials, all of which can disrupt the schedule.

  • Weather-Related Interruptions

Heavy rain, wind, or extreme heat can halt construction activities, especially when working on foundations, roofing, or exterior finishes.

  • Funding and Insurance Issues

Delays in insurance payouts, mortgage lender requirements, or unexpected budget overruns can pause construction until financial issues are resolved.

  • Logistical and Debris Removal Challenges

Before construction can begin, sites often require extensive cleanup, soil testing, and potentially excavation or soil replacement, including legally mandated removal and inspection of hazardous debris like asbestos.

  • Legal and Contractual Disputes

Disagreements over contracts, payment schedules, or liability for delays can also stall progress, particularly in complex rebuild scenarios.
